Project description and scope


Construction of six semi-detached single-family houses, distributed in ground floor, second floor and semi-basement, with garage on the first floor.

Objectives of the assignment


Supervise the correct execution of the work on behalf of the financial institution, through a Project Monitoring service for Banco Santander.
Ensure that the work certifications correspond to the actual progress of the work, avoiding financial risks.

Functions performed as Project Manager


Acting as interlocutor between the financial entity and the developer and builder.
Review of the work certifications and validation of the percentages executed before approval.
Preparation of periodic reports on the status of the project, the risks detected and the corresponding recommendations.

Main challenges of the project

Control of certifications with a builder with liquidity problems


Detection of liquidity problems in the construction company, which was trying to advance certifications to obtain more financing.
Implementation of an exhaustive control of the work, rejecting certifications that did not correspond to the actual progress of the work.
Negotiation of adjustments to maintain the transparency of the process and avoid cost overruns.

Final result of the order


Effective financial control, avoiding undue payments and guaranteeing the security of the financial institution’s investment.
Prior audit by Banco Santander and confirmation as an authorized supplier prior to the start of work.
