Project description and scope


Complete renovation of a building for tourist apartments, including structural reinforcement and construction of a new foundation.

Objectives of the assignment


To bring the project management back on track after an initial stoppage due to the lack of contractual and budgetary control.
To guarantee the technical feasibility of the project in a building with high structural complexity and subject to heritage regulations.

Functions performed as Project Manager


Management of contracts, budgets and scope definition.
Coordination of the technical teams to guarantee the correct execution of the works.
Technical supervision of the work, with special attention to critical actions such as the execution of micropiles and structural reinforcements.
Direct dialogue with the property and industrialists to ensure transparency and compliance with the project’s objectives.

Main challenges of the project

Initial contractual and budgetary disarray


Lack of experience of the client in contracting work, with fragmented contracts and poorly defined budgets that generated lack of control from the beginning.
Stoppage of the work, complete review of the contracts and redefinition of scopes and responsibilities before restarting the work.

Technical complexity and heritage constraints


High technical complexity derived from the need to preserve the protected façade, height limitations and the obligation to demolish existing slabs to build a new foundation using micropiles.
Preparation of a detailed technical plan with specific solutions to comply with heritage regulations and guarantee the structural stability of the building.

Execution of the project in a controlled manner and in compliance with heritage regulations, preserving the protected elements.
