Refurbishment and expansion of the existing corporate offices at the HTBA industrial center, located at Carretera de Zeneta 145, Murcia.

Functions performed as Project Manager

Project definition to assess the feasibility of the rehabilitation and expansion of the existing building versus the option of new construction, considering the current state, estimated costs and technical and regulatory implications.
Coordination of multidisciplinary teams (architecture, engineering and construction).
Management of licenses and municipal permits.
Control of the budget and project schedule.
Technical supervision of the work and quality control.

Main challenges of the project

Execution of work in an operating industry

Intervention in an industry in full operation, with the need to execute the work without interrupting the daily activity of the manufacturing plant.
Design of a phased plan that allowed the temporary relocation of workers in other areas of the building or in external spaces, supported by a previous project of temporary offices to minimize the operational impact.

Logistical and space limitations

Space limitations for maneuvering and stockpiling, due both to the environment and internal activity, which hindered site logistics, waste management and the implementation of safety measures.
Establishment of a precise planning of deliveries and collections, together with the reinforcement of safety protocols in the intervention areas.

Integration of new construction and rehabilitation

Need to coordinate new construction and rehabilitation, integrating new elements with existing structures, which required continuous technical adjustments.
Performing detailed structural studies and maintaining constant communication between the project management and the construction company.
