Scope and characteristics of the project

Supervision and control of the delivery of a new multi-family building for 192 subsidized housing units, 192 storage rooms and 176 parking spaces in Barcelona.

Main objectives of the assignment

Turnkey delivery.
Ensure that the building delivered to the client meets the standards agreed upon in the contract.
Extremely tight deadlines.

Duties performed as Project Manager

Complete physical inspection of the building and drafting of reports with a list of defects, both minor and major.
Verification of the quality of the finishes as established in the contract.
Control and validation of the final documentation required by the institutional client for the delivery of the building.

Main challenges of the project

Deadline and unit volume management

Extremely tight deadlines and high volume of units to be reviewed.
Implementation of an intensive schedule with daily inspections and direct communication with the developer and the construction company.
Implementation of the Dalux Field tool to digitalize the recording of incidents, photographic evidence and real-time monitoring, optimizing traceability and reducing management times.

Coordination and control of final documentation

Difficulty in obtaining complete documentation from the developer, which delayed final validation.
Establishment of a document control system with active follow-up and direct communication with all the agents involved (developer, construction company and client) to speed up the delivery process.

Final result of the order

Final documentation validated and delivered in record time.
High satisfaction of the institutional client and compliance with the objectives of the assignment.
